Privacy Policy

What roc.house collects, what happens to it, and what it is never used for. Short version — I collect what you type into a form, I use it to help you, and I do not sell it.

This policy explains what information roc.house collects, how it is used, and what your options are. I've tried to write it in plain language rather than boilerplate, because a privacy policy nobody can read isn't much of a policy.

The short version: the only personal information I collect is what you choose to type into a form on this site. I use it to respond to you about real estate. I do not sell it, rent it, or trade it to anyone. There are no advertising trackers on this website.

Who this is about

This site is operated by Rocco Fazio, a licensed Pennsylvania real estate salesperson affiliated with Compass.

If you'd rather not use a form, you can always just call or email me directly.

What I collect

Information you give me. The buyer, seller, and "join the team" forms ask for things like your name, email address, phone number, the areas or property you're interested in, your budget or price range, your timeline, whether you're pre-approved, and anything you write in the notes field. Applicants for the team may also share license status and experience.

You choose what to put in those fields. Nothing on this site requires you to create an account, and there is no login.

Information collected automatically. This site is hosted on Netlify, which — like essentially all web hosting — keeps standard server logs. Those can include your IP address, browser type, the pages you requested, and the time of the request. That happens at the hosting layer for security and reliability, not for advertising.

What I do not collect or use

I want to be specific here, because most privacy policies are vague about it:

I do not sell your information

I do not sell, rent, lease, or trade your personal information to third parties, and I do not share it with data brokers or list sellers. I don't send it to anyone for their own marketing.

If that ever changed, I would say so in this policy before it took effect — and where the law requires consent or an opt-out, you'd get one.

Where your form submission actually goes

This is worth describing precisely, because it's unusual.

Right now, this site has no server that receives form data. When you submit a form, your browser opens your own email program with the details filled in, addressed to me. You send that message, from your own email account — nothing is transmitted to a third-party form service or database in between.

Practically, that means your submission is an ordinary email, and it lives wherever your email and mine live. My email runs through Compass. If I later start using a CRM or form service to receive inquiries, I'll update this section and change the date at the top.

Who else may see it

Beyond that, no one.

Calls, texts, and email

If you give me your phone number and ask me to get in touch, I'll take that as permission to contact you about your inquiry — including by text, if that's how you reached out.

You can tell me to stop at any time and I will. Reply STOP to a text, say so on a call, or email me. There's no marketing list you need to escape; I'm one person, not an automated drip campaign. Standard message and data rates from your carrier may apply.

How long I keep it

I keep inquiry information as long as needed to help you, and after that as long as Pennsylvania real estate recordkeeping rules and my brokerage require for transaction records. If you never become a client and you'd like me to delete what you sent, ask and I'll delete it.

Email Rocco.fazio@compass.com and I'll handle it. I'm not going to make you fill out a form to exercise a privacy right. Depending on where you live, you may have additional legal rights — I'll honor requests like these regardless of which state you're in.

Most browsers offer a Do Not Track setting. Since this site does no cross-site tracking, there's nothing here for it to switch off.

Security

I take reasonable steps to protect your information. The site is served entirely over HTTPS. That said, no method of transmitting data over the internet is completely secure, and email in particular is not a secure channel — so please don't send Social Security numbers, bank account or card numbers, or copies of identity documents through a website form or ordinary email. If we need something sensitive during a transaction, I'll point you to a secure method.

This site links out to other places — Compass listing pages, Google, news sources cited in journal posts. Once you follow one of those links you're on someone else's site, governed by their privacy policy, not this one.

Fair housing

I follow federal, Pennsylvania, and local fair housing law. I do not use any information collected here to steer anyone toward or away from neighborhoods, or to treat anyone differently based on race, color, religion, sex, disability, familial status, national origin, or any other protected characteristic.

Changes

If this policy changes, I'll post the new version here and update the "last updated" date at the top. Material changes in how I handle information already collected will be described rather than quietly swapped in.
