Using this site does not make me your agent
This is the most important thing on this page, so it goes near the top.
Browsing this site, reading a post, or sending me an inquiry through a form does not create an agency, brokerage, or fiduciary relationship between us. It doesn't make you my client, and it doesn't obligate either of us to anything.
In Pennsylvania, a business relationship between a consumer and a broker is established through a written agreement, and you're entitled to receive the Consumer Notice explaining the available relationships at our first substantive contact. Until something is signed, I'm not representing you, and you shouldn't rely on me as though I were.
Nothing you send through this website is confidential in the way a communication with your own agent or attorney would be. Please keep that in mind before sending anything sensitive about your negotiating position.

Details can be wrong, incomplete, or out of date. Properties may be under contract, sold, withdrawn, or repriced before this site reflects it. Square footage, lot size, room counts, taxes, and year built come from third-party sources and should be independently verified by you and your inspector, surveyor, or attorney before you rely on them in a transaction.
Listings shown here may be listed by other brokerages; where that's the case, the listing brokerage is credited on the listing.

These terms are governed by the laws of the Commonwealth of Pennsylvania, without regard to conflict-of-laws principles. Any dispute arising out of the site will be brought in the state or federal courts located in Allegheny County, Pennsylvania.

I may update these terms. The current version always lives at this address, with the date it last changed shown at the top. Continuing to use the site after a change means you accept the updated terms.
